Garage floor coating in Miami
SFL Epoxy is a guide run by Terragroupe, LLC. We do not install anything and we are not booking jobs yet.
Only 22.4 percent1 of Miami's housing units are detached houses, so this guide is for owners who control their own garage slab. If you own a house or a townhouse, photos of your floor can show what it needs. Condo and rental garages usually answer to an association or a landlord first.

What this site gives you now
This guide cuts the guesswork. You decide from straight answers about your own slab.
- A way to size up your floor
Take the Garage Floor Readiness Score, then photograph your floor. Look for cracks, stains, old coating, drainage and garage size. They show what to fix first. - A written scope to ask for
Ask any installer for a scope that names the prep method, crack repair, moisture test and system. It should also name the wait before cars go back in. Nothing should be left to the day. - A price to compare
Ask to see the price in writing before work starts. Set it next to the labeled ranges on this site, so you can judge it. Nothing should start until you say yes. - A timing guide
Dry-season and early-morning windows, read against the maker's limits. The coat goes down when the weather allows it. - A warranty checklist
Ask for the written exclusions before you sign. Moisture, hot-tire marks, impact and fluids are the ones to ask about. - A permit and HOA one-pager
The office to call, the page to read and the papers to check for your city. Nothing should surprise you. - A photo habit
Take photos of the prep and of the finished floor, so you can see the result. - What to ask for in writing
Ask any installer to put the workmanship term in your written scope. We will publish an installer's term on this site if one signs.
This site is free to read. It sells no work and takes no payment. If your slab is not a fit for a coating, the score and the guides point that out. Any work is agreed in writing between you and the installer who does it.
Services in Miami
Illustration Epoxy garage floor
A resin and hardener coat that bonds to a ground, tested slab. It is also the base layer in many flake and hybrid systems.
Illustration Polyaspartic garage floor
A fast-curing coat, often used as a clear topcoat. It brings a tighter humidity cap and a short recoat window.
Illustration Flake garage floor
A base coat with colored flakes locked under a clear topcoat. It adds texture and a pattern, and a few more steps.
How it works
The steps run from a first question to a finished floor. Nothing starts until you say yes.
- Check your floor. Take the Garage Floor Readiness Score. A short set of questions shows what to sort out first.
- Photograph your floor. Take photos of cracks, stains, old coating, drainage and garage size. They show what to fix first and what to ask an installer about.
- Ask for a written scope and a price. The scope should name the prep method, the moisture test, the system and the wait before cars go back in. The price should come in writing before any work.
- Pick a window and check the result. Choose a start day that fits the maker's weather limits. Ask for photos of the prep and of the finished floor.
Garage Floor Readiness Score
Answer each question. The score shows how much needs sorting out before a coating, and which answers added the most. It is a starting point, not a price or a promise.

Who this page is for in Miami
In American Community Survey data for 2020 to 2024, Miami has 50,247 housing units1 that are detached houses. It has 19,824 housing units1 that are attached, townhouse-style homes.
Together that is about 70,000 homes (our arithmetic from 50,247 housing units1 and 19,824 housing units1). Those are the homes most likely to have a garage slab the owner controls.
Owners live in 30.8 percent1 of occupied Miami homes. Owners decide on a garage floor. Renters usually need a landlord's yes first.
Older homes, older slabs
The median Miami home was built in 19791, and 50.8 percent1 of housing units date from before 1980.
We have no data that links a home's age to coating failure, so we do not guess. A home that old may have paint, sealer or patches on the slab (our reasoning, not a measured finding). Every slab needs its own test.
Miami next to Miami-Dade County
County figures give background, not a Miami answer. Across Miami-Dade County, 38.8 percent1 of housing units are detached houses, against 22.4 percent1 inside the city. Owners live in 52.2 percent1 of occupied county homes. In the city it is 30.8 percent1.
The county's median home was built in 19801, close to the city's 19791. So Miami matches the county on home age. It differs on ownership and house type.
Fewer owners and fewer detached homes likely mean more garages sit under a landlord or an association (our reasoning, not a measured finding). That is why the first question is who controls your garage.
Heat and the wet season
Data sheets limit coating work by slab temperature, humidity and dew point 2. Miami summers are hot and humid, so those limits matter here.
In summer 2024, Miami International Airport had more days at or above 90 F than normal 3. The pages on epoxy and polyaspartic garage floors in Miami set airport climate normals against the sheet limits.
Permits and HOA rules in Miami
As of October 18, 2026
The City of Miami has a page on work exempt from a permit. It lists painting and surface flooring for single-family homes and duplexes. The flooring named is tile, carpet, laminate, hardwood and vinyl. It does not name epoxy, floor coatings or slabs 4.
So we cannot tell you whether your job needs a permit. A coating is usually a finish on an existing slab, but that is our reading, not a ruling. Call the City of Miami Building Department at (305) 416-1100 and ask 4.
Your mailing address may say Miami while your home sits in another city. The permit office that counts is the one for your lot.
If you own a townhouse or live in a community with an association, check your HOA or condo documents before you hire anyone.
What to check in Miami
- Photos of your floor: cracks, stains, any old coating, drainage and garage size.
- Whether a coat fits or the slab needs work first.
- The permit call and the HOA documents to check for your address.
- A start window that suits the dry season, in our reading of the data sheets.

Questions people ask
Can I coat a Miami townhouse or condo garage?
Townhouse owners often can, but association rules may apply, so read your documents first. A condo garage may be common property or under association rules, so ask the association before you plan anything.
Does flood risk change anything for a Miami garage floor?
A coating is a surface finish. It does not keep floodwater out of a garage. If your home sits in a FEMA Special Flood Hazard Area, the state HB 803 permit exemption does not apply 5. Look up your address on FEMA's Flood Map Service Center.
Is Miami's heat a problem for a garage floor coating?
Heat is one factor. Humidity and dew point matter too, because the data sheets limit all of them 2. The Miami epoxy and polyaspartic pages show airport normals next to those limits.
