In Miami the highest monthly mean dew point is 74.4 F (Aug)1, and the 6 a.m. air sits within that margin on 49 days per year1. Claims about hot tires and sunlight are still vendor claims.

Why a fast cure appeals in Miami
Only 22.4 percent2 of Miami's housing units are detached houses. Many garages here open onto a shared drive or the street, so every day without a car in the garage costs something (our reasoning).
Polyaspartic is sold as the quick answer to that. It is a fast-curing kind of polyurea. Sellers use both names loosely, so ask which one your scope names.
Many installers lay a clear polyaspartic topcoat over an epoxy or polyurea base and call the pair a hybrid system.
Miami's dew point season
One topcoat sheet says the slab must stay 5 F over the dew point 3. It also caps humidity at 75% 3. Dew point is the temperature at which air starts to leave water on a surface. A slab too close to it can trap moisture under the coat.
NOAA's normals for Miami International Airport put the muggiest month at a mean dew point of 74.4 F (Aug)1. Miami has a daily mean dew point of 70 F or higher on 144 days per year1.
At 6 a.m. the air falls inside the sheet's margin on 49 days per year1. These are air readings, not slab readings. Ask the installer to measure the slab and the dew point on the day, and to write the numbers down.
A hot summer and the cure clock
Summer 2024 had more days at or above 90 F at Miami International Airport than normal 4. A hot slab changes how fast a coat sets.
In the sheet's 68 F test, the topcoat takes about 4 hours to bear foot traffic, 8 hours to bear light traffic and 5 days to cure fully 3. A garage-market base coat sheet (vendor) lists cars after 24 hours at 72 F and 50% humidity 5. Its recoat window runs from 2 to 12 hours 5.
Your garage will not match the test room. Put the wait for cars in your written scope. Ask also how the crew will keep rain, sprinklers and humid air off the slab during the wait.
Claims only the vendor makes
The topcoat sheet markets resistance to hot-tire marking and to UV light 3. Those are maker claims, and we found no independent test data.
An installer blog says polyaspartic copes with Florida heat and sun better than epoxy 6. It shows no test data either.
Permits and association rules in Miami
As of October 18, 2026
The City of Miami's list of work exempt from a permit names painting and surface flooring. It does not name floor coatings 7. Call the City of Miami Building Department and ask about your job.
In a townhouse or condo, read your association papers first. The slab may be common property.
What it costs

Is polyaspartic better than epoxy for a Miami garage?
Not proven. A faster cure shortens the time a wet coat faces humidity. Claims about hot tires and sun come from vendors. Compare written scopes and warranties, not product names.
Is polyurea the same as polyaspartic?
Polyaspartic is a kind of polyurea. Sellers mix the names. Ask the installer to name the exact product and show its data sheet.
Can polyaspartic go on a damp slab?
The sheet we read sets a limit on slab moisture 3. A damp slab can fail that limit, so a moisture test comes first.
Does the rainy season rule out a fast-cure coat?
No, but it shapes the start day. The dew point counts above show how often Miami mornings sit close to the sheet's margin. Ask for a start day that passes the readings in your garage.
