When to book a garage floor coating
SFL Epoxy is a guide run by Terragroupe, LLC. We do not install anything and we are not booking jobs yet.
Data sheets set limits on humidity, dew point and temperature while a coat goes on and cures 1. South Florida summer air can sit near those limits, so our reading is that dry-season and early-morning starts give the coat more room. Only a reading in your own garage settles it.

What the data sheets limit
The sheets we read set a ceiling on air humidity during the work and the cure, a margin between the slab and the dew point, a range for slab temperature and a limit on slab moisture 1. The table further down this page lists the figures we could cite.
The limits differ by product. One epoxy sheet caps humidity at 85% 2. The polyaspartic topcoat sheet caps it at 75% 1. Read the sheet for the product named in your scope.
Why summer is harder (our reading)
Dew point is the temperature at which air starts to leave water on a surface. When a slab is close to it, moisture can form under a wet coat. South Florida summers are hot and humid, so that margin can shrink.
Ground moisture also moves up through a slab on the ground 3. A wet season can add to it. These are our readings of the sheets and a building science paper, not a measured failure rate.
Dry-season and early-morning starts
Our arithmetic from NOAA hourly normals and the Sikafloor-264 limits gives Miami an epoxy window of 6 months per year4, from November to April. West Palm Beach gets 7 months per year5, from November to May. Air is usually less humid in those months, which gives the sheet limits more room. The epoxy failure guide has the table and the polyaspartic months.
In summer, ask the installer about an early start and a dehumidified garage. Ask what they measure first, and what they do if a reading misses the sheet.
Cure time: when cars go back
In the sheets and guides we read, polyaspartic returns to service sooner than epoxy. The polyaspartic topcoat sheet lists about 5 days to full cure at 68 F 1. A garage-market polyaspartic base coat sheet lists vehicles after 24 hours at 72 F and 50% humidity 6.
Your garage will not match the test conditions, so put the wait for cars in your written scope.
Local numbers for your city
NOAA climate normals for the airport near each city are on the product pages. They show hot days, humid mornings and dew point counts. They describe the air, not your slab.
- Miami: epoxy and polyaspartic.
- West Palm Beach: epoxy and polyaspartic.
Facts used in this guide
| Fact | Value | Source |
|---|---|---|
| Polyaspartic topcoat data sheet requires substrate at least 5 F above dew point and max ambient RH of 75% during application and curing. | 5 F margin; RH <= 75 F / percent RH | [1] June 10, 2021 |
| Epoxy smooth-finish coating data sheet: max RH 85% during application and cure; substrate at least 5 F (3 C) above dew point; substrate 50-86 F; concrete moisture <= 4% by Tramex meter; no vehicle load until fully cured. | RH <= 85; moisture <= 4; substrate 50-86 percent RH / percent by mass / F | [2] 2026-06 |
| Polyaspartic topcoat at 68 F: foot traffic ~4 h, light traffic ~8 h, full cure ~5 days; marketed for enhanced hot-tire-marking resistance and excellent UV resistance. | 4 h / 8 h / 5 days hours / days | [1] June 10, 2021 |
| Garage-market polyaspartic base coat data sheet: apply 30-90 F, tack-free 2-4 h, vehicles after 24 h at 72 F / 50% RH, recoat 2-12 h, UV stable. | vehicles 24 h hours | [6] 2025 (Version 1; Rev 11/21) |
| Ground moisture can move up through slab-on-grade concrete; a plastic sheet directly under the slab is the recommended barrier, and Building Science argues Florida slabs fare better than California's because of that practice. | n/a | [3] May 26, 2008 |
Garage Floor Readiness Score
Answer each question. The score shows how much needs sorting out before a coating, and which answers added the most. It is a starting point, not a price or a promise.

Questions people ask
When is the right time of year to coat a garage floor in Florida?
Our arithmetic from NOAA normals puts the best-fit epoxy months in the dry season: November to April in Miami and November to May in West Palm Beach. Any month can work if the readings in your garage fit the sheet on the day.
Can I coat my garage floor in summer?
Sometimes. Ask the installer for an early start, a dehumidified garage and written readings for humidity, dew point and slab moisture. If a reading misses the sheet, the start should move.
How long before I can park on a new coating?
It depends on the product and the temperature. Ask the installer to name the product and to put the sheet's wait for cars in your scope.
