Why garage floor coatings peel
SFL Epoxy is a guide run by Terragroupe, LLC. We do not install anything and we are not booking jobs yet.
A coating peels when the bond between the coat and the concrete fails. Data sheets and building science sources point to slab moisture, weak surface prep and a coat applied outside its limits 1 2. We found no Florida failure rate, so we do not rank the causes.

Moisture from the slab
Ground moisture can move up through a slab on the ground. Building Science Corporation names a plastic sheet directly under the slab as the barrier 1.
If water vapor keeps rising, it can push on the underside of a coat. A moisture test before coating shows whether the slab is within the product's limit 2.
Weak prep
A smooth, sealed or oily slab gives a coat little to hold. The sheets call for grinding or shot-blasting, plus removal of sealers and oil 2.
The prep guide lists what to ask for in writing.
A coat applied outside its limits
The sheets set limits on humidity, dew point and temperature during the work and the cure 2. A coat laid on a day that misses them may not bond or cure as intended.
That is why the guide on when to book matters The guide on why epoxy fails in South Florida sets NOAA counts beside those limits.
Hot tires, sun and heat: what we can and cannot say
Some installers blame hot tires for failures in Florida, and say polyaspartic handles heat and sun better 3. The post gives no test data and no failure rates, so we treat it as a claim, not a fact.
One manufacturer markets its polyaspartic topcoat for hot-tire marking resistance and UV resistance 2. We found no independent test of either.
If yours is peeling now
Take photos of the worst areas and of the edges where it lifts. Do not coat over loose areas. Get the slab tested for moisture before any new coat.
Ask your installer or the original installer what the warranty says. Installer-side press material says warranties often exclude moisture failure, hot-tire transfer, impact damage and automotive fluids 4. Ask for the written exclusions before you sign anything.
Facts used in this guide
| Fact | Value | Source |
|---|---|---|
| Polyaspartic topcoat data sheet requires substrate at least 5 F above dew point and max ambient RH of 75% during application and curing. | 5 F margin; RH <= 75 F / percent RH | [2] June 10, 2021 |
| Epoxy smooth-finish coating data sheet: max RH 85% during application and cure; substrate at least 5 F (3 C) above dew point; substrate 50-86 F; concrete moisture <= 4% by Tramex meter; no vehicle load until fully cured. | RH <= 85; moisture <= 4; substrate 50-86 percent RH / percent by mass / F | [5] 2026-06 |
| Polyaspartic topcoat at 68 F: foot traffic ~4 h, light traffic ~8 h, full cure ~5 days; marketed for enhanced hot-tire-marking resistance and excellent UV resistance. | 4 h / 8 h / 5 days hours / days | [2] June 10, 2021 |
| Garage-market polyaspartic base coat data sheet: apply 30-90 F, tack-free 2-4 h, vehicles after 24 h at 72 F / 50% RH, recoat 2-12 h, UV stable. | vehicles 24 h hours | [6] 2025 (Version 1; Rev 11/21) |
| Ground moisture can move up through slab-on-grade concrete; a plastic sheet directly under the slab is the recommended barrier, and Building Science argues Florida slabs fare better than California's because of that practice. | n/a | [1] May 26, 2008 |
Garage Floor Readiness Score
Answer each question. The score shows how much needs sorting out before a coating, and which answers added the most. It is a starting point, not a price or a promise.

Questions people ask
Why is my epoxy garage floor peeling?
The bond between the coat and the slab failed. The sources we read point to slab moisture, weak prep or a coat applied outside its limits 1 2. Only a look at your floor and a slab test can say which.
Can I fix peeling garage floor paint?
Loose paint has to come off first, and the slab needs a moisture test. Recoating over loose areas repeats the problem. Read the prep guide before you start.
Do hot tires ruin an epoxy floor?
Manufacturers market polyaspartic topcoats for resistance to hot-tire marks 2. We found no independent test data. Ask any installer what the warranty says about hot-tire marks.
